Movies, shopping and dining are headed to Cedar Park, as Austin-based Endeavor Real Estate Group prepares to break ground in October on the town's first major regional retail center, which when completed, will rival Lakeline Mall in size.
A 12-screen Cinemark Inc. theater and other tenants including a SuperTarget, OfficeMax and Petsmart, will anchor the $125 million mixed-use project, marking the first significant push of Central Texas' retail boundary north of Lakeline Mall. The shopping center, including the cinema, are expected to open in October 2007 at the northeast corner of RM 1431 and the new U.S. 183-A tollway.
The shopping center will include a food court and large plaza designed to serve as a gathering spot for the town, a growing bedroom community northwest of Austin.
Endeavor is calling the project 1890 Ranch, a tribute to the original name of the site, which once was a cattle ranch. The finished project will have 900,000 square feet, nearly as much as the 1.2-million-square-foot Lakeline Mall about five miles south on U.S. 183.
The project will be developed in two phases on 90 acres. The first phase will have 530,000 square feet of retail, plus 100,000 square feet of office and medical office space. The second, which Endeavor expects to start in the first quarter of 2007, will have 270,000 square feet of retail.

Other projects on tap for far Northwest Austin include Lakeline Station, a mixed-use development planned by Pacific Summit Partners for 335 acres near U.S. 183 and RM 620. The $400 million project is slated to include up to 3,000 homes, plus 150,000 square feet of neighborhood retail and would take up to eight years to complete.
Texas-based Simmons Vedder & Co. plans to build the Crossings at Lakeline, 1.5 million square feet of apartments, offices and shops on 63 acres mostly to the southwest of Pacific Summit's land. Simmons Vedder plans to break ground early next year on the office portion, which would open in early 2008, with the apartments opening later that year.

1890 Ranch to break ground
City's largest retail center adds to growing commerce of FM 1431

Endeavor Real Estate Group will break ground in mid-October on Cedar Park’s largest retail center called 1890 Ranch. Located at the northeast corner of US 183A and FM 1431, the 900,000 sq. ft. project will include a 12-screen Cinemark Theater, Wachovia Bank, Compass Bank, PetSmart, OfficeMax and a Super Target.
The $125 million 90-acre development’s first phase will include 100,000 sq. ft. of office space and 530,000 sq. ft. of retail. Another 50,000 sq. ft. of restaurants with outdoor courtyards, a food court, a large plaza area and office spaces are also included in Phase I, which will be completed by October 2007. The second phase will begin in mid 2007 and will have 270,000 sq. ft. of retail.

Phil Brewer, Cedar Park’s economic development director, anticipates the new development will bring in an excess of 1,000 jobs and $10-$20 million into the community.
It will also draw attention and generate traffic to Cedar Park’s downtown area and possibly attract new businesses.

1890 Ranch is just one of several projects going up in the FM 1431 area. Seton Hospitals, Inc. and Triad broke ground on the Cedar Park Regional Medical Center in June. The Depot which includes a Threadgill’s Restaurant, Mexican Cantina and pavillion will open this spring.
“It is an exciting time for Cedar Park and a lot of great things are happening for us,” Melissa Beaudoin, Cedar Park city council member said. “I think it is going to have a positive impact not only for sales but for employment, and it is going to give people an opportunity to shop and dine in the community.”

“We currently see a lot of our sales tax dollars escaping the community because we don’t have the shopping outlets, entertainment, or eating establishments,” Brewer said. “People are traveling out of town to find these opportunities.”
Northington views the project as a family-oriented entertainment destination.
“It is going to give people a place to gather for movies and restaurants and will also be a daytime destination because of the future hospital and office space in the area,” Northington said.

There was nothing in Cedar Park when we lived in Carriage Hills Trails back in 1996 - 2000. Our old house is probably worth a lot more now.  |

Cedar Park retail center to kick off construction Friday

Endeavor Real Estate Group LLC will break ground on a $100 million development Cedar Park development Friday.
Called 1890 Ranch, the 800,000 to 900,000 square foot retail center is scheduled to open its first phase October 2007. The development's tenants include Super Target, Cinemark, Circuit City, Petsmart and OfficeMax.
